Housing Explosion Coming to Delmar, Delaware

I did not know that there is a huge development in the works west of the town of Delmar on
the Delaware side. It will sit on roughly 900 acres of land owned by the Horsey family that is
currently either farmland or woods. The tentative plan is to add roughly 11,000 housing units.
That’s right, 11,000 houses/townhouses/duplexes, whatever. Some acres will only contain 2
homes per acres while others can contain up to 4 or more homes.

According to an internet search, the current (2020) population of Delmar, Delaware is 2,027.
Delmar, Maryland has a population of 3,798. Combined that’s 5,825 people living in Delmar.
Now if you figure 2.5 is the average number of people in a household, 11,000 homes gives you
an additional 27,500 people. If every fourth household has a school age child that’s 6,875
additional children added to an already overburdened school system. Add in Fire Department,
Police, EMS, road wear and tear, general medical care, shopping for food and staples. That’s a
lot of influx for what currently is a quiet, rural area.

Who’s going to be happy with added road congestion? This development runs on either side of
Route 54. Traffic between Mardela Springs and Delmar is about to get interesting. Not to
mention Providence Church road to Jersey Road. Spring Hill Road to Susan Beach, that already
has fuel trucks from Eagle Transportation Company running out of their Memory Garden Lanes
location. If Sussex County Council gives the green light to this massive project, expect a mess.
The Maryland side of Delmar is going to be impacted as much as the Delaware side and
everyone residing in the general area of this development.

of Seaford, Mr. Vincent is a former Seaford City Council member, as well as a past chief, past
president, and lifetime member of the Seaford Volunteer Fire Department, and a one-time
president of the Delaware Volunteer Firefighters Association. Mr. Vincent considers public
safety, land use and fostering economic development opportunities among his top priorities. Mr.
Vincent and his wife, Elaine, live in Seaford and are the parents of a grown daughter and
grandparents to three grandchildren.

    I have completely lost hope in the Sussex County council. They have allowed so much destruction of our wooded land and over developing in Eastern Sussex Co. in the past 10 years. It takes over an hour to get to our beaches now. So why would they have any concerns about Western Sussex Co.?

    Is the US government tied to the developer? Many questions….

    1. I believe there was already an article, about the kings of smallsbury, being asked to evict their tenants to provide housing to migrants.

      As usual, there was never a follow up to complete the story.

  5. Is there going to be an Amazon Warehouse for all these people to work? Young couples are struggling to buy fixer-uppers with the living wages around here. Guess it will all be retirees from elsewhere that don’t want to pay taxes and support schools or give a damn about local culture.

  6. You are a little late to the party., as of March 2022 the “Change to Delmar area land use plan approved by county.”

    I think this is what happened
    Developing this property fell thru in 2009.

    Then the developer petitioned a density change in 2018, which was approved but somehow got altered to a lower density, “The county, for its part, says the map was accidentally changed in the 2018 comprehensive plan. Planning Director Jamie Whitehouse told Council Tuesday that computer software they were using had changed the draft plan because of how it was zoned. As it’s being explained, the computer had multiple options for that change and went with the low density option, which County Council was not aware of and did not approve at the time. It did not match the plan for the area from the 2008 plan.”

    Council UNANIMOUSLY voted to make the change – Not sure why you think contacting Mr Vincent matters at this point.

    The next step now that the county has voted for the change is that it will go back before state planning officials for review, according to assistant county attorney Vince Robertson.

  7. DELMAR?! Who wants to get to DELMAR? It’s the beach everybody wants to get to and I am already closer to to the beach than DELMAR. These roads some are concerned about are simply roads to more nowhere. Just how quickly does anyone need to get to nowhere?

  8. This development is probably going to house migrants and the overflow of section eighters. They can’t seem to build enough section 8 housing fast enough to keep up with the demand. I really feel sorry for those who thought they lived in a nice, rural, safe and peaceful place, and now to have this coming to them. Their homes won’t be worth half of what they should be, so selling is not really an option,. Greed is an awful thing.

  9. There is no rich side of Baltimore anymore. Areas that used to be well-to-do with beautiful homes, are now slum areas too.

    1. There are 4 and 5 million dollar homes being sold in Baltimore.
      Highly unlikely someone in the slums can afford it.

  11. DelMar? How about right outside (north) of Millsboro? The explosion of Plantation Lakes and Lennar at Plantation Lakes. Homes and townhomes all on top of one another.

    Who knew – millsboro would be a boom!
