Dear Resident:
We have been informed by the Housing and Urban Development (HUD) that the Fifty-year Plan of Action that we signed in 1995 and have been operating underfor the last 26 years was misinterpreted and therefore, every tenant ‘s income and rent payment must be immediately recalculated. HUD has determined that we have been offering you the subsidy rent of $379.00 for a 3 bedroom and $359.00for a 2 bedroom or the market rent of$773.00 for a 3 bedroom and $688.00 for a 2 bedroom in error. We have been instructed to inform you that they are requiring Moss Hill to perform interim recertifications on all residents; therefore, all residents are required to supply the Moss Hill office your households most recent income within thirty (30) clays ofthis letter, prior to but no later than December 8, 2021. Your rent will then be re-evaluated based on the income submitted and will be calculated at 30% ofthe household income, adjustedfor dependents, with a present cap of$815.00 for a two bedroom unit and $10.34.00 for a three-bedroom unit, this cap applies to residents that were previously pgy@ng the subsidize@er market r_ent. Ifyou had your Annual Rent Recerti Ication or an Interim Reèertijìcation eJèctive November l, Ž021 or Decemberl, 2021 completed within thirty days of November l, 2021, we will use the incomefigures from that Recertification to calculate and inform you ofyour new rent payment. We will inform all residents oftheir new rent by December 31, 2021, and all new rent payments will be effective and due on February l, 2022. Any resident that does not wish to renew their lease at the new rent must inform the Moss Hill office prior to January 31, 2022, oftheir• move out date, which must be no later than January 31. 2022 ”

    1. What’s so good about, senior citizens, families with children, retirees, people who came here to rest and enjoy the remainder of their lives being told to pay for our mistake or get OUT. We’re talking about 200+ .tenants.

  1. If this very poorly composed correspondence is any reflection of the company running things, there is no wonder about their “misinterpretation.”

    I am positive there is a less confrontational and clearer way to inform the residence of THE COMPANY’S error.

    Nothing says Merry Christmas like “hey we screwed up but f$ck you, you will be homeless Jan 1st.”

        I know someone that lives there that has worked all her life. Sorry she did not make the money you thought she should to survive retirement in this messed up world. Maybe you should have a talk with her employer about the shit pay she was making.

        This is smallsbury, where employers think you can survive and run their business on $12 an hour and landlords think you are making enough to pay their ridiculous 1500+ a month rent.
        Then you have the HUD clowncil – who thinks instead of dealing with the REAL issues, they will just turn the town into a full blown section 8 ghetto.

        This is one f’ed up community of greed , greed and greed.

        You have already shown us your stupid, do yourself a favor and don’t bother with your witless reply.

        Everyone cries “well we are paying for it!” yea, you are, because of greedy businesses that refuse to pay a livable wage in a town with 2 walmarts and a tax free college that also pays crap.

  2. When I moved to Salisbury in 1986 I lived there for four years. They were by far the best rentals I had lived in. Any issues I had were immediately resolved and the staff were very pleasant to talk with.

    1. Things have certainly changed since then! The apartments are getting run down. The maintenance do just what they have to do to get by. I have had so many leaks in the kitchen from the bathroom that I have mold in the vents! That is what I am breathing on a daily basis.

      1. ABSOLUTELY agree 100%. My kitchen ceiling looks like a toddler fixed the leak from the bathroom. They have gone down hill so bad. We actually do our own repairs.

  3. Not sorry to say it but 30% of 0 (Zero) is still $00.00!!! Maybe moss hill is tired of moss hill watch out Salisbury!!!!

    1. Maybe people should be happy they have lived for years for far less then 30% of their household income. Ride through moss hill, everyone has new cars and living a better life than most people paying market rent and a mortgage. No one is getting kicked out. They just no longer get assistance from the government “IF” 30% of their income is more than the cap on rent that the government gave the company. THE FAMILIES THAT NEED ASSISTANCE WILL STILL GET IT! half the people complaining don’t even need it. If you actually qualify for the help, the government that gives moss hill the assistance WILL STILL PROVIDE FOR THOSE PEOPLE. . Assistance was only cut off for the people making well over HUD assistance income levels. People won’t be left without a home. Moss hill is income based property.

        Who do you work for? What you said isn’t true. Futhermore we all had a signed contract before their 26 yr. mistake was suddenly NOTICED. A contract is a contract that should be honored, RIGHT? Come to us next year when our contract is to be renewed, then impose your will on us. Maybe they are afraid that we all or most of us will be out of here.

    I’ve lived here for 17yrs and some in this community have been here for more yrs. than me. It’s the way they notified us of “THEIR” problem and how they are trying to resolve it. INTIMADATION and THREATS of EVICTION. This is not our FAULT!

  5. They should be thankful that they got cheap rent for 25 years. Some only want to look at the negative side of everything. Try looking at the bright side for a change and you will be much happier.

  6. Moss Hill should go back and recalculate and charge the tenants what was actually owed. It is taxpayer money don’t forget. The government is in worse financial shape than any of the tenants most likely.

  7. Well, all you have to do is look at who sent the letter and who runs the Management Company. That place has sucked since Mr. Twilley passed away and its been nothing but moneymaker for CD

  8. The person who composed that letter needs to take a typing class or study the keyboard more closely,. That was a terribly written letter. Can’t spell either.

  9. Why should people living there get a free ride when everyone else has to pay top dollar for rent? Just because it isn’t their fault means nothing. They should be thankful for the free ride they had for so long, instead of complaining about having to pay their fair share like everyone else does.

  10. So maybe people should be thankful that they have lived for far under 30% of their incomes for Years. No one is getting “kicked out” ! The government is only providing rental assistance to those families that actually need it! The government “HUD” will no longer help the families that have incomes that are far over the market rent caps that were provided by the government not the company. Yes, I’m sure any rent increase sucks, but when your living for $400 a month utilities included, what do you expect? A free ride forever! some of these people making $40,000 plus a year, when people making far less than that need the help & will still have that provided if qualified. Ride through moss hill, most people have brand new cars and clearly have benefited from the help, living much easier than people paying market rent or a mortgage. The people complaining are the ones that actually don’t need the government assistance. The government made the choice to no longer give the company the grant money to help those that no longer need the assistance. Simple as that. The people that need the help ARE STILL GETTING IT!

    1. Hopefully this includes all of the family members that live in Moss Hill. Sharon has helped her grand children, children, siblings, and even her ex Council Member niece at one point hop onto this “free ride” everyone is complaining about. Will her relatives start getting late and court fees like everyone else? Will their income be calculated? If the company misinterpreted the contract that is one thing, the issue is the company has misinterpreted the meaning of decency for years. If tenants are going to start paying the money that is being asked of them, repairs need to be made and management needs to be looked at. There have been issues with favoritism, racism, and unethical practices in that place for years. The issue is far deeper than anyone can imagine. Before you judge the residents and have an opinion without actually knowing what’s going on, you should research this company a little bit and how the value the tenants.

  11. The Moss Hill Townhouses need to become a tear down project. Those buildings have outlived their lifetime and so have the low income residents. The tenants paying such low rent all of these years feel entitled and have no incentive to move anywhere else until now. Good Bye.

  12. Us Section “Haters” will be very glad to see your low income asses gone!!!!!!!!! Demo the whole complex preferably in the middle of the night while the residents still live there. Killing two birds with one stone!
