For decades, Americans dreaming about retirement near the water tended to look south. Florida offered beaches and warm winters. Arizona provided sunshine without hurricanes. The Carolinas increasingly became alternatives for retirees who wanted something quieter and less expensive.
Now another destination is emerging along the East Coast, and retirees are arriving so quickly that local communities are struggling to keep up.
Southern Delaware’s Sussex County — home to popular coastal communities including Rehoboth Beach, Lewes and Bethany Beach — has become one of the country’s fastest-growing retirement destinations. A recent Fox Business report highlighted a combination of beaches, comparatively low taxes and proximity to major Northeast cities as reasons older Americans are increasingly choosing Delaware over better-known retirement states.
The numbers show just how dramatic the transformation has become. According to the U.S. Census Bureau, Sussex County’s population reached approximately 277,000 in 2025, up sharply from about 237,000 in 2020. Nearly one-third of county residents are now age 65 or older.
That makes Sussex County less like a conventional vacation destination that happens to attract retirees and increasingly like a retirement region that also happens to have some of the Mid-Atlantic’s most popular beaches.
