BALTIMORE — Maryland businesses and homeowners could see their property taxes rise yet again in the new year.
In 2025 nearly 93 percent of more than 789,000 properties rose in value by an average of 12.7 percent, potentially leading to another round of tax hikes.
State property values are reassessed every three years, according to a schedule that divides commercial and residential properties into three groups.
This upcoming year, it’s group two’s turn. They were last assessed in 2023.
Broken down, home and business owners in Washington and Talbot Counties experienced the highest value increase at 19.5 and 18.4 percent respectively.
That’s still down significantly from last year’s statewide increase of 20.1 percent imposed on group one.
“Property values are still rising, but at a more sustainable pace,” said Maryland Department of Assessments and Taxation Director Bob Yeager. “After the rapid increases seen during the post-COVID recovery, this moderation is an important step toward balancing household wealth growth with housing affordability.”
Notices were mailed to Group 2 on Tuesday. Property owners have 45 days to appeal their assessed values.
Although tax increases are legally capped at 10 percent annually, many local governments have implemented lower caps. At this point it’s unclear how much property taxes could be increased.
Residents can apply for The Homeowners’ Tax Credit which sets a limit on property taxes owed based on income.
There’s also a Homestead Tax Credit that caps a resident’s yeary taxable assessment regardless of income level.

Well the budget for FY 2026 is about to be “done deal” in Annapolis for this session.
The States budget is about $3 Billion Dollars larger than last years despite a $1.5 billion dollar deficit.
There is a large increase to education spending from last years.
Large cuts to Disability services from last year.
There are analysts who are saying this budget will contribute, to more deficits to come for the The State in the future.
Now technically the budget does not have any tax and fee increases, however it will probably contribute to future increases, and again dont be fooled Marylanders, tax increases are coming this year for hundreds of thousands of Businesses and Homeowners with another ‘increase” on their assessments just like in FY 25, meaning property tax increases are coming to the State yet again.
Meaning many businesses large and small will be increasing prices for the new costs that will be put on them meaning what? No real financial relief form Annapolis this year for the States Small Businesses and Working Families, again folks don’t fooled by anyone from Annapolis telling you 2026 was a “Good Session” for average working Marylanders because it simply isn’t…
Now can you slaves see that this is the plan all along? You know, the famous you will own nothing and like it. Since they can’t outright pass bills that say you can’t own anything, how do you think they will do that, raise taxes non-stop you think? You people can’t see that they waste it with fraud and giving it to criminals while they make you more poor every day! Like I told you, only because some of you have money you don’t care, but if they tax enough and do it to many times, and go after the rich like they are in CA and NY, and now WA with their now new income tax on the wealthy, your tune will change once it affects you, and it is just a matter of time, not IF, but when!
You all love paying taxes that get higher and higher for these criminals to waste it on nonsense! Remember? You all won’;t fight to stop it or slow it down, you all demonize people who try or even bring up the conversation, and you all think you will never be affected by anything and then you have the nmoronic mentality that you can just move away from taxes, which is laughable! Yeah you can move, at a cost, more than just paying the shit tax. Then it’s only a matter of time before some politician moves from another state to that one, gets in office with fraud, and does it all over again. Look at Virgina, they are now worse than maryland because of the bills they just let pass in their state. But hey, you all love paying taxes because you just sit there letting them steal your livelihoods!
