New Route 589 housing project gets early evaluation

While still in preliminary stages, Racetrack Village could offer lower-cost units

Plans are moving forward for a 137-unit housing development outside Ocean Pines, where units may be on the small side to keep sales prices affordable.

Racetrack Village is slated for a 23-acre property along the east side of Route 589 (Racetrack Road). The Worcester County Technical Review Committee reviewed an early concept of the site plan Wednesday in Snow Hill.

Plans provided by architectural firm Vista Design, Inc., show a dozen clusters of housing units, sited to the north and east of the triangle-shaped property. The development is buffered to the east by about 100 feet of forest and tidal wetland conservation easement, separating the property from the adjacent Nottingham Lane in Ocean Pines.

While clusters of 22-by-55 square foot buildings would be constructed to resemble townhouses, each would include two units, one upstairs and one down. Upstairs units possibly could occupy the top two floors, according to attorney Hugh Cropper, who represents the owner and developer, Maryland Medical Owners III, LLC.

Cropper said the units would be designated for individual sale, and that the smaller home sizes – units would range in size from 900 to 1,200 square feet – might reflect a lower price point in the housing market, making them more affordable to buyers. While parking will be provided on the property, garages are not part of the build.

  1. With all this new housing being developed in Wicomico , Worcester, Sussex, and Kent counties, where is everybody going to work? We produce nothing but chickens and grain here on the Eastern Shore. We have no factories for mass employment. Also, lots of these new residents will produce children. Is anybody planning ahead for new schools and transportation needs. Oh, that’s right, it’s not an issue right now, let’s not worry about that. All this new development must be reigned in. Our Infrastructure wasn’t designed for such masses of people and vehicles. These huge developers are getting very wealthy while destroying our very pleasant way of life. We have to ask the question, are people in state and county positions getting paid off to approve so much new development? Enough is enough !!!!

  2. No more mass housing development on the Eastern Shore. A moratorium is needed to halt this overthrow by developers. Let them get rich somewhere else. We Eastern Shore natives are losing in every way we turn. Taxes going up, more traffic, road construction delays, kids are not getting properly educated because of overcrowding, grocery stores can’t keep enough product, etc, etc. Developers love the Eastern Shore, it’s like shooting fish in a barrel. Enough is enough.

  3. $200K -$300K starting is affordable? Add in let’s say 5% interest rate, insurance, real estate and county taxes….maybe HOA. 30 yr mortgage 1800 -2500 easy. Blue collar DELMARVA and lots of medical white collar youngins. Thats affordable?? No they will be summer rentals

  4. It is going to be a nightmare. Too many damn people here already-need to keep a tight lid on new construction or Worcester will be ruined like Sussex is being screwed over.
