Hello SAPOA Members,I wanted to reach out to survey SAPOA members on a few timely items.We know it has been an incredibly challenging two years and our office is curious to how you all are doing. Could you please reply and give a rough estimation of your current vacancy rates or how many units you have available? With many students still opting to learn remotely or live on-campus, we would like to get a sense of what the current housing stock looks like and whether this has created vacancies at properties that would typically be leased by students.Second, if you do have vacancies, would you be willing to consider leasing to Afghan refugees being resettled in Maryland? These tenants would likely not have credit reports or job histories, yet, if we can work with the Office of Refugee Resettlement to arrange for refugees to be placed here, short-term rental funding would be secured in advance. So my question would be who will be paying you your rent money since these people will have no work histories or social security numbers or anything else that can get them a job. Can they even speak english? so even if they get the housing, how will they live and pay their bills and eat? welfare? food stamps. health care the whole gambit? there are many questions to be raised here.

Julia, are the perspective renters in the country legally? If yes, and properly documented…move to the next questions. What increased demand on our schools, healthcare, Social services, and other already burdened programs and services result from this strategy? What is the cost analysis on that?

One of the identifiable points of downturn for Salisbury/Wicomico was when the state built the prison. The state had promised that at time of release prisoners would be returned to their original jurisdiction. The state quickly reneged. Prisoners went to the prison here. There families and associates frequently moved here. When they were released they stayed. As this cycle reached critical mass our local resources for mental health services, public assistance, public safety, and all else were overwhelmed. The cost born by local jurisdictions continues to grow. SAPOA has laughed all the way to the bank. I see this as another chapter from the same book.
Salisbury is already the smelly putrid Crotch of the Eastern Shore. The place has nothing going for it. You go off the main roads and it’s pure ghetto. What is exposed could be quite telling. It only takes a few minutes and is done through the City Clerk’s office.
