
BERLIN – County officials approved conceptual plans for a new shopping center on Route 50 near Ocean Pines.
The Worcester County Planning Commission on Thursday approved a sketch plan for Coastal Square Shopping Center, a commercial development proposed just west of McDonalds. Though a big box store is expected to anchor the project, no specific retailers have been named yet.
“They currently don’t have any leases signed,” said Jeff Harman of Becker Morgan Group.
Harman and attorney Mark Cropper met with the planning commission Thursday to present the sketch plan for the project. As proposed, it includes two big box stores, one 37,000 square feet and another 63,000 square feet, as well as shopping center space. The development would be located south of Samuel Bowen Boulevard, which would be extended to serve the new commercial space. Harman said he’d worked extensively with the Maryland State Highway Administration (SHA) regarding access to the project, which will be served by Samuel Bowen Boulevard.
Saw this late last week….guess if one has the cash to build…they will come? Its still a friggin ghost town here from Nov to Jan…really surprised during this time for a.project like this. Yet another west oc type project. Speaks volumes!!!!
Really??? Other than Wal Mart and home Depot, not a lot of activity there… what could we possibly need… white marlin Mall is basically dead, why put more crap around here?
Been rumors of a Bass Pro Shops for years going out there…I think the area is going to see more year round residents in the near future post-covid, with so many people leaving bigger cities and working remotely permanently moving forward.
Great idea – make things even more congested in an area that is over congested as it is. Further, have you boneheads heard of Amazon? The “build it and they will come” mentality died more than a decade ago. Maybe a mall should be built too.
Someone out there with $$$$ still believes in the build it and they will come mentality. No clue why since times have indeed changed. Gamble, probably but if you have cash and want to build – it was approved so here it comes!

Wonderful! I am tired of driving to Dover to go shopping. This area is a wasteland.
